What Contract is in place?
You will have a contract called “Commercial Lease/Full Repairing and Insuring Lease” with us. You can provide us with this contract or we can provide to you. Either way, our experienced seasoned property solicitors will ensure all the terms and conditions are compliant.

What about insurances, do I need any?
The Insurance you will need is building insurance, apart from that we have partnerd with insurance brokers who have already provided us with Professional Indemnity insurance, Public Liability Insurance and Contents Insurance. We have a data protection ICO in place and we are members with the Property Redress Team and National Landlord Association.

Which platforms do you use to get your own clients?
We predominately have our client network, who are working professionals, we also use Airbnb and Booking.com just because it would be silly to not use their leverage due to their massive marketing budget. We vet and reference all our clients before they enter the premises, so your property is in secure hands. We also put up noise alarms and Ring Doorbells so regular security protocols are in place should the needs arise.

Do you regularly clean/maintain the property?
Yes and yes, it is in our interest to ensure the establishment is thoroughly cleaned before our next client checks in. This helps our business to build credibility and have a repeated client base. We cannot stress enough that we have regularly maintain the property to a high standard and will make cosmetic uplifts to attract more clients for us, in doing so the benefit to you is that your property will become more attractive and if we were to do any structural improvements, the value of your establishment will increase ten folds!

If I or you wish to exit the contract?
We have a 12 month break clause, that should anything arise, 12 months are given before the contract clause is terminated.
